So you fancy an idyllic vineyard lifestyle in Tasmania?

Tempted by the idea of owning a cool-climate vineyard on the East Coast of Tasmania?

You might have to move smartly to snap up Darlington Vineyard, situated on a two-hectare site located just a kilometre from the waters of Prosser Bay at Orford on the Freycinet

Coast.

The seaside town of Orford is a 1 1/4 hours north-east of Hobart along the Tasman Highway.

Orford was first settled in 1825 as a way station for convicts. The convicts were marched to the township before being sent to Darlington on Maria Island.

Visitors come to the Orford region for access to Maria Island, as well as great sheltered beaches, Wielangta state forest and good fishing.

Tourists and visitors pass through Orford on the their way to Swansea and to Freycinet and Douglas Apsley National Parks.

Orford has a population of 500 permanent residents but during the Tasmanian summer holidays, mid-December to mid-February, the population increases threefold. The majority of people are from Hobart and stay in shacks in the area.

Darlington Vineyard has 5,000 vines of four grape varieties; pinot noir, chardonnay, riesling and sauvignon blanc. The annual yield is between 7 and 10 tonnes.

The vines were planted in 1993 and the property has been owned by the Stranan family since 2004.

The property comprises a modern three-bedroom, two-bathroom home, and outbuildings including a workshop, warehouse and cellar door. There is all the equipment needed to run the vineyard. The wines are made at Frogmore Creek.

The price: $1.2 million: less than a suburban home in Sydney.
